Older regions used metes and bounds, describing a parcel's boundaries by natural landmarks, trees, streams, stones, and directions, which produced irregular, organically shaped parcels but depended on features that could vanish. To divide vast new territories systematically, a rectangular survey system was adopted instead, imposing a uniform grid of squares over the land regardless of terrain. This is the deep reason the two approaches produce such different landscapes: one follows nature's contours, the other imposes geometry.
The Grid You See From a Plane
The rectangular survey's most striking legacy is visible from any airplane window over the American Midwest: an enormous checkerboard grid of fields and roads running dead straight for miles, meeting at right angles. This is the physical imprint of surveying land into a grid of one-square-mile sections, each divisible into smaller regular parcels. The famous fact that there are exactly a fixed number of acres in a square mile is why the grid divides so cleanly, the whole system was built on that relationship. That relentless rectilinear pattern, so different from the winding field boundaries of older regions, is the rectangular survey made concrete across a continent.
