Decks Rarely Fail in the Middle

Decks almost always fail at their connections, and the most dangerous of these is the ledger board, the horizontal member bolted to the house that carries half the deck's entire load. When a deck pulls away from a house and drops, it is usually the ledger connection that let go, not a broken joist. Nails Are the Classic Killer

The single most notorious deck-building error is attaching the ledger with nails. Nails have very little resistance to being pulled straight out, and the ledger connection is loaded in exactly that direction as the deck tries to sag and pull away from the house.

Properly spaced structural lag screws or through-bolts into solid house framing, not nails and not ordinary deck screws, are what safely hold a ledger. Many collapses are, at root, a ledger that was merely nailed on.

Water Is the Slow Killer

The faster failures are dramatic; the slow ones are just as deadly. If water gets behind the ledger, it rots both the ledger and the house rim behind it, quietly destroying the connection's strength over years until it fails suddenly. This is why ledger flashing, a metal or membrane barrier that directs water away from the joint, is essential. A ledger bolted correctly but left unflashed can rot into a nailed-on ledger's equivalent given enough wet seasons. The flashing detail is as important as the bolts.

The Joist Connections and Lateral Load

Two more connections round out deck safety. Joist hangers, the metal brackets that support each joist, must be the right size and fastened with the correct connector nails or screws, not drywall screws, which shear easily. And modern practice calls for dedicated lateral-load connectors that tie the deck back to the house framing to resist the deck racking away from the wall. These hardware details, not the decking boards, are what a deck inspector scrutinizes.

Building the Connections, Not Just the Field
