Flood Zone Designation Drives Cost
Properties in high-risk Special Flood Hazard Areas carry substantially higher rates per $1,000 of coverage than properties in moderate- or low-risk zones - flood zone maps are periodically updated, so a property's designation (and resulting premium) can change even without any physical changes to the property itself.
Why Flood Coverage Exists Separately
Because standard homeowners policies exclude flood damage by default, separate flood insurance - through the National Flood Insurance Program (NFIP) or private flood insurers - exists specifically to fill this coverage gap in flood-prone areas, and is often required by mortgage lenders for properties in designated high-risk flood zones.
