Furniture Layout Calculator
Clear Floor Space Isn't the Same as Walkway Width
Knowing how much open square footage remains after furniture is placed answers one question; knowing whether a person can comfortably walk through that space answers another. This calculator goes a step further than a simple footprint subtraction by estimating an achievable walkway width, treating the leftover open area as a strip running along the room's shorter dimension — a practical planning proxy for whether the layout actually works for foot traffic.
The Formula
Clear Floor Space = Room Area − Total Furniture Footprint
Estimated Walkway Width = Clear Floor Space / Shorter Room Dimension
Where This Calculation Matters
- Accessibility planning — a 30-inch minimum walkway is a commonly cited baseline for basic passage, with 36 inches considered comfortable for two-way or wheelchair-accessible circulation.
- Evaluating a proposed furniture list — before purchasing large pieces, summing their footprints against the room shows whether the resulting layout will feel tight or comfortable.
- Rearranging existing furniture — comparing walkway estimates across different arrangements of the same pieces helps identify a more open configuration without buying anything new.
- Renter and small-apartment planning — in compact rooms, this calculation quickly reveals whether a favorite piece of furniture will leave enough room to move around it.
Walkway Clearance at Different Furniture Loads
In a 10 ft × 12 ft (120 sq ft) room:
| Furniture footprint | Clear floor space | Estimated walkway | Assessment |
|---|---|---|---|
| 70 sq ft | 50 sq ft | 60.0 in | Comfortable |
| 95 sq ft | 25 sq ft | 30.0 in | Workable |
| 115 sq ft | 5 sq ft | 6.0 in | Tight |
The standard minimum walkway width used by this calculator is 30 in, with 36 in considered comfortable — this is a planning estimate, not a substitute for measuring an actual traffic path around specific furniture placement.
How to Use This Calculator
- Enter Room Length and Room Width (ft).
- Enter Furniture Footprints as a comma-separated list of each piece's floor area in square feet (for example, 12,8,15).
- Select Calculate to see the clear floor space and estimated walkway width, along with an assessment against standard clearance guidelines.
